Most lenders use a mortgage applciation to see if you prequalify for a mortgage.  Generally to qualify for a loan you need to have a good credit standing, at least 2 years of solid job history, and the value of the home must equal (or exceed) the value of the home you're borrowing the money for.  There are other conditions, but these are the basic fundamentals in a nutshell.
